Just like buyers, renters should seek a real estate professional when searching for a new home. Especially when interested in renting a single family home. There are a ton of details that go into any real estate transaction involving a lease or contract to purchase. Anytime you are on the buying/renting side, you want someone to help guide you through the transaction with the most accurate information possible.
Here are the top 3 reasons why I say renters should be represented by a real estate agent.
1. Fair Rental Rate: You want someone who can advise you on true rental market value. It is never a good idea to pay more that what the market says a place is worth. While you as a renter may not know the current market trends for a given neighborhood, a real estate professional can guide you on which properties are listed with fair rental rates for the area.
2. Accessibility: Agents have more access to properties that may or may not choose to advertise on well know rental sites. Working with an agent can maximize you viewing potential because agents work with other agents and have access to private and exclusive listings. There could be a seller out there that needs to move asap and are willing to rent their home for a year while it is on the market to sell. Although this is only a good idea in a slow market, an agent is useful to help negotiate 12 and 24 month lease terms until you yourself are ready to buy.
3. Legitimacy: As a renter, when you find a rental online, it can be hard for you to know if the listing is legitimate or not. Having an agent on your side can ensure that the proper footwork has gone in to make sure the landlord is the actual owner of a property being marketed for rent. We all know rental scams have become all too common and the worst part is handing over money to someone before ever seeing a place or signing a solid rental agreement.
