So say you are about to purchase a home. You have already found a real estate agent and next you have to select a lender. They are all the same…right? WRONG! They all do the same thing, which is help you to obtain a home loan to purchase your new home with. It is how they all get you to the closing table that is different. Many clients that I first meet feel a loyalty to whoever holds their checking account. It is perfectly normal to think it would just be easier to keep everything in house. And in reality the bank who holds our checking account is probably the same bank that our parents used. But when choosing the right lender for you, it is crucial to think outside of that box and listen to your agent’s advice. You will probably only purchase two or three homes in your lifetime, but we handle several home purchases with clients a month!
Your agent should already have a handful of loan officers that they can highly recommend to you and we don’t get kick backs of any kind when we send you to a certain loan officer. Our kick back is knowing that all of your contingency deadlines will be met and knowing that you will have smooth sailing from contract to close. Our number one job after you find the right home is not only getting you to the closing table with keys in hand, but also protecting your earnest money. Most contracts allow twenty five days for you to have final loan approval and most sellers are not willing to extend these deadlines for any reason. So you need a loan officer that has the ability to get your file through underwriting quickly and on time! After you find the right home, there are many things going on behind the scenes that you don’t even know about.
So when your agent sends you that list of recommended lenders, don’t be afraid to ask questions about them. They are people that we have worked with before and we know will work hard to get you into your new home. Your agent, your lender and your closing attorney all have the same goals and need to work well together to avoid any unnecessary stress for you.
